MABA Suitez Merdeka 118 puts 914 compact homes and office suites into two EXSIM towers on Jalan Hang Jebat, the road that runs along the north side of the Merdeka 118 precinct. • No bay with the unit — parking is not included with any unit, and the 391 podium bays (plus 6 for EVs) are far fewer than the 914 homes above them.
• Type A is an office suite — the 323 sq ft plan labels its spaces office suite, pantry, utility and toilet, with no bedroom or bathroom; check its title and permitted use before treating it as a home.
• A long build — the developer allows five years from its APDL to handover and the reported finish is 2031, so this suits a buyer in no hurry.

Who MABA Suitez Merdeka 118 Suits

City workers who want to live on the MRT in the old town and can manage without a car space; couples, or a parent and an adult child, who would use Type C's two separate wings; and buyers drawn to waking up facing the 118 tower who can wait until around 2031. It is a weaker fit for anyone set on freehold land, anyone who must have a car space of their own, or a family that needs two or three proper bedrooms.

Where the Build Stands

EXSIM's October 2026 sales kit promises handover within 60 months of the APDL being issued, and press coverage has put completion in 2031. The kit itself shows renders and plans only, with no construction photos, so ask the sales team for the APDL date and the vacant possession clause before you book, and visit one of EXSIM's finished buildings to judge the workmanship.

How the House Is Laid Out

Start with Type B, the middle size. The entrance opens beside a study, then the pantry and dining space lead up to the living area, with the bedroom next to it along the window wall. The shower room and the WC are two small separate rooms between the study and the bedroom, so one person can shower while another uses the toilet. Type A is a single long room about 4 m wide and 8 m deep with the pantry near the door, and Type C is two wings off a shared foyer, the bedroom wing with a bathtub.
