Taman Bukit Indah Batu Pahat | Unit Types & Land Sizes

Taman Bukit Indah is a freehold landed township in Batu Pahat, Johor by Parkland Group, built out in phases against the edge of the Hutan Simpanan Gunung Soga forest reserve. Three phases are open at the time of writing and together they account for 523 homes and shop units, ranging from single-storey terraces up to double-storey semi-detached houses on 40-foot lots.

The three phases are aimed at different buyers rather than being repeats of one another. Phase 1 is a conventional open-market terrace parcel of 207 double-storey homes on 24' x 75' lots. Phase 2 sits under the Johor affordable-housing scheme โ€” Rumah Teres Mampu Biaya Johor โ€” and carries 85 single-storey and 85 double-storey terraces on 20' x 70' lots plus 42 Kedai Kos Sederhana shop units. Phase 5 is the largest product on offer, 104 double-storey semi-detached homes on 40' x 85' and 40' x 95' lots.

The township is gated and guarded, and the location puts it within the Batu Pahat town belt rather than out on the fringe: the Jalan Kluang and Jalan Tanjong Laboh corridors run past it, with Batu Pahat Mall, AEON BiG, KPJ Batu Pahat Specialist Hospital and the Gunung Soga forest reserve all in the immediate surrounds. Phase 1 and Phase 2 carry a statutory expected completion of February 2027, and Phase 5 December 2027.

Parkland Group publishes land dimensions, unit counts and the statutory completion date for each phase, but no built-up areas, bedroom or bathroom counts, and no floor plans. Those are left blank on purpose rather than taken from third-party listings. Phase 2 is built under the Johor affordable-housing scheme, and Phase 1 and Phase 5 both contain Bumiputera-designated lots.

Why Choose Taman Bukit Indah Batu Pahat?

  • Freehold title โ€” the whole township is held freehold, which is the exception rather than the rule among landed schemes at this size
  • Genuinely different products across three phases โ€” a 24' x 75' terrace, a 20' x 70' affordable terrace, a shop unit and a 40' semi-detached, so the same township covers first-time buyers through to upgraders
  • Phase 5 is the one to look at if you want land โ€” 40' x 85' and 40' x 95' semi-detached lots are hard to find inside the Batu Pahat town belt
  • Statutory completion dates already set โ€” February 2027 for Phase 1 and Phase 2, December 2027 for Phase 5, per the developer's own advertising permit disclosure
  • Gated and guarded across the development
  • Backs onto the Hutan Simpanan Gunung Soga forest reserve โ€” a protected green edge rather than a neighbouring development that can be built out later
  • Town-belt location โ€” Batu Pahat Mall, AEON BiG, two private hospitals and the bus terminal are all on the same road network, not a highway drive away

Location & Connectivity

Batu Pahat is Johor's third-largest town and the commercial centre for the western half of the state, sitting on the Malacca Strait roughly midway between Muar and Pontian. It has its own hospital, university and industrial base rather than functioning as a commuter town, which is why the housing demand here is largely local and end-user driven.

Taman Bukit Indah sits on the eastern side of town, off the Jalan Kluang corridor, with the Hutan Simpanan Gunung Soga forest reserve on its boundary. Ayer Hitam โ€” and with it the North-South Expressway and the road east to Kluang โ€” is a straight run out along the same road.

  • Hutan Simpanan Gunung Soga forest reserve โ€” on the development's boundary
  • Batu Pahat Mall and AEON BiG Batu Pahat
  • KPJ Batu Pahat Specialist Hospital
  • Pantai Hospital Batu Pahat and Putra Specialist Hospital Batu Pahat
  • Batu Pahat town centre, Batu Pahat Stadium and the Batu Pahat express bus terminal
  • Chinese High School Batu Pahat and SMS Batu Pahat
  • IPGM Kampus Tun Hussein Onn and Universiti Tun Hussein Onn Malaysia (UTHM)
  • Bukit Banang Golf & Country Club
  • Pantai Minyak Beku and Pantai Teluk Wawasan on the Malacca Strait
  • Ayer Hitam, for the North-South Expressway and the road to Kluang

Buyer eligibility conditions apply to that phase and are set by the state, not by the developer. Phase 1 and Phase 5 are ordinary open-market stock.

What are the built-up areas and how many bedrooms does each type have?

Parkland Group publishes the land dimensions, unit counts and expected completion for each phase, but has not published built-up areas, bedroom counts or floor plans. Rather than repeat figures from third-party listings, we have left those blank โ€” ask the sales gallery for the current layout sheet.
