This review sets out what the houses do well and where they fall short. In brief: a very practical four-bedroom, four-bathroom plan with a room on the ground floor, set against target dates that have already gone by and a boundary shared with the Second Link Expressway.

• Target dates already behind us — the advertising panel pointed to September 2025 and November 2025 for the two phases. Confirm the vacant possession position for the exact lot.
• Expressway along one boundary — in the developer's aerial the Second Link Expressway passes one edge of the estate; buyers who mind road noise should look at the inner streets.
• No facility list for Ethos — the flyer sells the houses and the township, not a clubhouse, so ask what shared amenities, if any, come with your phase.
• Most errands mean driving — malls and hospitals are about 4.5 to 11 km out by the developer's own figures.

Who Ethos Residences Gelang Patah Suits

Families of five or six, households with a grandparent living in, and buyers who want freehold landed property on the Second Link side of Johor. It is a weaker fit for anyone who needs a firm handover date, or who wants to walk to the shops.

Where the Build Stands

Both phases were advertised under permits issued in March 2023, and the developer aimed to finish Phase 1 in September 2025 and Phase 2 two months later. Site photographs we have seen, which are undated, show the house fronts built and painted while the roads were still being finished. We have not yet seen a completion certificate, so treat a unit as close to handover rather than finished until the developer shows the paperwork.

Location & Connectivity

Gelang Patah is the western edge of Iskandar Puteri, the part of Johor that looks to the Second Link crossing into Tuas rather than to the Causeway. KSL Alma sits right beside Stadium Sultan Ibrahim, and the developer's township map shows a proposed interchange next to it.

How the House Is Laid Out

Step in from the porch and the living room comes first, then the dining space, with the stairs and a storeroom down one side. The kitchen, yard, guest room and a bathroom fill the back of the house. Upstairs, the master bedroom and its bathroom look over the street, a family area sits at the top of the stairs, and two further bedrooms at the rear each have a bathroom.
